Commercial”, pursuant to Section 8-8-58(c)(13) of the Zoning Ordinance of the
City permitting “other uses as deemed appropriate by the Governing Authority”;

subdivision of an R-80 Single Family Residential zoned parcel
SUMMARY AND
BACKGROUND: A petition has been submitted by Clay
Robertson, C& H Quality Homes, Inc. to consider the Final Plat of Ancient
Oaks Subdivision, Ancient Oaks is a (15) lot residential development located in
Land Lot 48 of the 13th District, Clayton County, Georgia, at 1173
Watts Road. This proposed development
has been in process for several years, and has changed owners and
developer. It is important to note that
this subdivision development is designed under the former R-70 Single Family
Residential zoning criteria. This development began some (8) months prior to
the adoption of the R-80 Single Family Residential Ordinance. This subdivision received a Certificate of
Preliminary Subdivision Plat Approval (CPSPA) from the Planning and Zoning
Board on

a Resolution requesting authorization for the City
Manager
to sign a Final Plat as approval of the City Council of Forest Park for the
subdivision of one (1) lot zoned R-80 Single Family Residential into two (2)
lots.
SUMMARY AND BACKGROUND: A petition has been submitted by
Christopher Lucas C/O Mary Catherine Allen, owner, to subdivide a 0.918 acre
parcel (
Mr.
Lucas plans to construct a 1,495 sq. ft.(3) bedroom, (2) bath, brick front home
with wraparound porch, and market the real estate for $131,000 to
$135,000. This is being accomplished under CFPCO Section
8.
Consider
an Ordinance by the City Council for the City of
Forest Park, Georgia, to permit certain
additional uses for All Property abutting Forest Parkway, Forest Park, Georgia,
and zoned “C-3 Institutional Commercial”, pursuant to Section 8-8-58(c)(13) of
the Zoning Ordinance of the City permitting “other uses as seemed Appropriate
by the Governing Authority”; to provide for severability; to repeal all
ordinances and parts of ordinances in conflict herewith; to provide an
effective date; and for other purposes
SUMMARY AND BACKGROUND: This
Ordinance would grant permission by the Mayor and City Council to allow certain
land uses for all properties abutting Forest Parkway and zoned “C-3
Institutional Commercial District.” The
land uses identified in this Ordinance are those permitted under the “C-2
Central Commercial District” Zoning but not permitted under the “C-3
Institutional Commercial District” Zoning; the Ordinance would allow the “C-2”
land uses for all properties abutting Forest Parkway pursuant to Section
8-8-58(c)(13) of the Zoning Ordinance which allows “other uses as deemed
appropriate by the governing authority” in the “C-3 Central Commercial
District.”
